Commercial property management

You're managing buildings you don't own, for owners who want costs down and tenants who want disruption at zero.

Every vendor you add is another COI to chase and another schedule to coordinate. We work to your notification requirements, hold same-day certificates naming your entity and the ownership entity, and give you one contact across every property. When you gain or lose a building, your maintenance agreement adjusts without penalty.

Healthcare facilities

Infection control governs everything.

Work areas need containment, dust and odor control are patient-safety issues rather than comfort issues, and the corridor you're painting may be an active egress route. We schedule around clinical operations, use low-VOC and low-odor systems in occupied areas, and maintain containment that holds up to inspection. Our crews understand that a wing coming back online late is a bed count problem, not a schedule problem.

Office buildings

Your tenants signed leases that promise quiet enjoyment.

Their staff shouldn't arrive to a lobby full of drop cloths. We work nights and weekends as a standard practice, not a premium accommodation. Common areas, stairwells, corridors, and elevator lobbies get phased so no path is ever fully closed, and we plan around the tenant notification windows in your leases.

Retail centers & storefronts

Store hours are revenue.

Anything that closes a door or blocks an entrance during trading is money. We work overnight and pre-opening, coordinate to landlord and brand standards, and hit new-store and remodel dates that were set by a lease commencement clause and won't move. We've completed new-build store programs for a national brand under exactly those conditions.

Industrial facilities

Production schedules don't pause for a paint crew.

Coatings need to survive forklift traffic, chemical exposure, and washdown. We work around shutdown windows and shift changes, specify protective systems for the actual service conditions rather than the catalog description, and sequence work to keep operations running.

Hospitality

Occupancy is the metric.

Rooms out of service are rooms not sold, and a guest who hears sanding at 8 a.m. leaves a review about it. We work floor by floor and wing by wing to keep rooms in inventory, run quiet hours around guest patterns, and use fast-return systems so a room is sellable the same day.

Educational facilities

Your window is summer, and it doesn't move.

Everything else happens in a building full of children. We plan summer programs against a hard September date, work breaks and after-hours during term, and use low-VOC systems in occupied spaces. Crews working around students are background-screened. Gemstar serves private and independent institutions; we do not bid public works projects.

General contractors

You need a painting sub who shows up when the schedule says.

Works around the trades ahead of you, and doesn't need chasing. We've been on commercial jobsites since 1993. We carry $2M per occurrence and $4M aggregate, issue certificates the same day, and provide additional insured, waiver of subrogation, and primary non-contributory endorsements without a discussion about it.

Multi-site operators

Consistency across locations is the whole problem.

Same standard, same finish, same accountability whether the site is in Morris County or outside Philadelphia. One contract covers the portfolio. One point of contact. Photo documentation from every site so you can verify the standard without visiting.
